Invsco Management Experience

Invsco Management Company has over 40 years of condominium management experience with all types of properties including high-rise, mid-rise, low-rise, town homes and multi use properties. We can provide your association the highest value in the market place. We work with board of directors, neighborhood action committees, attorneys, auditors, contractors, environmental inspectors, insurance agents and companies, unions, designers, architects, engineers and consultants. We understand as well as anyone that time is money and that almost as important as getting the best decision is being able to create the action plans and get them implemented quickly and correctly. We can move them forward promptly and thoroughly to get the job done right. Although we have not solicited property management while focusing on our own development activity, we now are expanding our services to other Associations.

Real Estate Taxes
We have relationships with several real estate tax attorneys who specialize in the reduction of taxes for condominium associations. These firms have proven their effectiveness in the past at very competitive fees.

Accounting
We use an outside CPA firm for our management accounting for your Association. A complete set of financial reports are provided on a monthly basis. They are prepared by a CPA firm that specializes in condominium management accounting independent of Invsco Management Company. The costs of these services are already included in the management fee. Assessments and other charges are billed monthly to the unit owners, and deposited into a bank lock box for safety and efficiency. There is no commingling of funds and all condominium associations have separate bank accounts. We also offer direct payment of assessments for the convenience of the unit owners. Our employees are bonded along with the CPA firm used.

Contractors
We bid out work to reputable firms who specialize in the area of what is needed. We look for the most competitive price, quality products and workmanship, and personalized service. We have experience with a number of these contractors who have proven reliable in the past. We vigorously bid out all work and supplies to make sure each Association gets the best price and service available. We work with many venders and suppliers to obtain the most competitive price.

Utilities
We bid out the electricity and gas through a broker who obtains quotes for us to choose from. This has proven most cost effective and saves Associations significant amounts. Proposals are obtained from major suppliers in the industry.

Insurance
The insurance is handled through Mesirow Insurance Company who has access to many insurance markets to obtain the most coverage at the best price. They are one of the largest insurance agents for condominiums with back office personnel to provide service to your association. They perform a thorough study of coverage's, limits and premiums.

Banking
The condominium association operating accounts are with Harris Bank. Our banking relationship with Harris Bank which has the CDARS (Certificate of Deposit Account Registry Service) program will benefit the Association on their investing those funds. The CDARS program allows you place your investments in many vehicles that are all FDIC insured with one monthly statement. All reserve funds and interest are reflected on the financial statement and balance sheet. Harris Bank has multiple financial instruments to choose from.
